Terms, Privacy & Disclaimer
Last updated October 26, 2026 · Version 2026-10-26. These documents govern your use of NJLIN (njlin.com). Questions: n.dorfman00@gmail.com.
Terms of Use
These Terms of Use (“Terms”) are an agreement between you and NJLIN (“NJLIN”, “we”, “us”). By signing in to, subscribing to, or using NJLIN you accept these Terms, the Pay-per-Search Terms, and the Disclaimer below, and you acknowledge the Privacy Policy. If you do not agree, do not use NJLIN.
1. What NJLIN is — and is not
NJLIN is a preliminary land-development screening tool for New Jersey. It assembles public GIS, tax-assessment, environmental, utility and zoning information, applies a scoring model, and (optionally) generates an AI-written narrative summary. It exists to help you decide which parcels deserve a closer look — not to replace that closer look.
NJLIN is nota survey, title search, wetlands delineation, flood determination, zoning determination, engineering report, environmental site assessment, appraisal, or legal, financial, tax or professional advice, and no output constitutes a representation that any parcel can be developed for any use. Municipal ordinances, maps and agency data change; our copies may lag or contain errors. Before you make any acquisition, design, permitting, financing, or investment decision you must independently verify NJLIN’s output with qualified professionals (surveyor, engineer, land-use attorney, planner, environmental consultant) and with the relevant municipality, county, utility authority and state agencies. See the Disclaimer.
2. Eligibility and accounts
- You must be at least 18 and able to form a binding contract. NJLIN is intended for business use by developers, builders, investors, brokers, land-use professionals and property owners.
- You may run one free search without an account. After that you need an account — signed in with Google or with a sign-in link sent to your email address — and a payment card on file.
- Accounts are personal. You may not share credentials, let others use your session, or use one account for a team. Each person who uses NJLIN needs their own account.
- You are responsible for activity under your account and for keeping your Google account or email inbox secure.
3. Acceptable use
You agree not to:
- scrape, crawl, bulk-download, or use scripts or automation to extract results, data layers, or scores;
- export, resell, sublicense, republish or redistribute NJLIN outputs or data (other than sharing an individual result link with someone working with you on that parcel);
- reverse-engineer the scoring model or attempt to reconstruct our data compilations;
- use NJLIN to build a competing product, or to train a machine-learning model;
- circumvent the free-search limit, access controls, or metering — including by clearing browser data, rotating IP addresses or devices, or creating multiple accounts;
- use NJLIN for anything unlawful, or to harass or contact property owners in violation of applicable law.
We may suspend or terminate accounts that breach these Terms, with or without notice, and without refund of fees for the current period.
4. Fees and payment
Paid access is billed per search as described in the Pay-per-Search Terms. Payments are processed by Stripe; we do not store card numbers. Prices are in U.S. dollars and, where applicable, exclusive of sales tax, which is added to your invoice. Except where required by law, fees for searches you have run are non-refundable; you may remove your card and stop billing at any time.
5. Ownership and license
NJLIN, its scoring model, software, compilations, design and content are owned by NJLIN or its licensors. Underlying public records remain public; our selection, arrangement, processing and scoring of them are ours. We grant you a limited, non-exclusive, non-transferable, revocable license to use NJLIN and its outputs for your own internal evaluation of real property. Feedback, reports and suggestions you send us may be used without obligation to you.
6. Third-party services and data
NJLIN relies on third-party sources and services — including NJDEP, NJOGIS and county/municipal GIS, MOD-IV tax records, municipal ordinances, Google (sign-in), Firebase, Stripe (payments), Vercel (hosting) and Anthropic (AI summaries). We do not control their availability or accuracy and are not responsible for them.
7. Disclaimer of warranties
NJLIN IS PROVIDED “AS IS” AND “AS AVAILABLE”, WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF ACCURACY, COMPLETENESS, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT RESULTS ARE ACCURATE, CURRENT OR COMPLETE, THAT ANY PARCEL IS DEVELOPABLE, OR THAT NJLIN WILL BE UNINTERRUPTED OR ERROR-FREE.
8. Limitation of liability
TO THE FULLEST EXTENT PERMITTED BY LAW, NJLIN AND ITS FOUNDERS, EMPLOYEES, CONTRACTORS AND LICENSORS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST DEALS, DILIGENCE COSTS, PERMIT DENIALS, OR PROPERTY-VALUE LOSSES, ARISING FROM OR RELATED TO NJLIN OR RELIANCE ON ITS OUTPUT, EVEN IF ADVISED OF THE POSSIBILITY. OUR TOTAL LIABILITY FOR ANY CLAIM WILL NOT EXCEED THE FEES YOU PAID US IN THE TWELVE MONTHS BEFORE THE CLAIM AROSE.
9. Indemnity
You will defend and indemnify NJLIN against claims arising from your use of NJLIN in breach of these Terms or from decisions you or your clients make in reliance on NJLIN output.
10. Changes
We may update NJLIN and these documents. Material changes will be posted here with a new version date and, for subscribers, notified by email or in-app at least 14 days before they take effect (30 days for price changes). Continued use after the effective date is acceptance.
11. Governing law
These Terms are governed by the laws of the State of New Jersey, without regard to conflict-of-laws rules. Disputes will be brought exclusively in the state or federal courts located in New Jersey, and you consent to their jurisdiction. If any provision is unenforceable, the rest remains in effect. These documents are the entire agreement between you and NJLIN regarding NJLIN.
Pay-per-Search Terms
These terms supplement the Terms of Use and describe how NJLIN is priced and billed.
1. Early product
NJLIN is an early-stage product. Coverage (which municipalities have zoning and bulk-standard data), features, scoring, and the AI summary are incomplete and will change — sometimes weekly. Results for the same parcel may change as data and the model improve. Data coverage for a given town may be partial or absent; the result pane says so where we know it.
2. Your free search
- Each person gets one free search. We limit this per person and per device using the signals described in the Privacy Policy, and may decline a free search that appears to repeat an earlier one.
- Re-opening the parcel from your free search (including with a different proposed use) does not use another search.
3. Price and billing
- Each New Parcel Analysis costs $4.99, plus applicable sales tax. There is no subscription fee or minimum.
- A New Parcel Analysis is charged the first time you analyze a parcel. Re-opening, re-running with a different proposed use, saving, or sharing a parcel you have already analyzed is not charged again. A lookup that fails to return a result is not charged.
- Usage is billed monthly in arrears to the card you put on file. If your unbilled usage reaches $100 before the month ends, we invoice it then.
- If a payment fails, new searches pause until the invoice is paid; parcels you have already analyzed stay available.
- We may change the price with at least 30 days' notice. Searches run before a change are billed at the price in effect when you ran them.
4. Stopping and refunds
- You can stop billing at any time from your Profile. Usage already incurred in the current period is invoiced at the end of that period.
- Fees for searches you have run are non-refundable except where required by law or at our discretion.
5. Your feedback
Tell us what is wrong. Please use Report an issue in the app. Reports, flags and suggestions may be used to improve NJLIN without obligation or compensation.
6. Confidentiality of your activity
What you search, save and analyze is confidential to you. We do not show any member’s parcels, searches or criteria to other members. Founders may review individual activity solely to validate results, investigate reports, and support you. See the Privacy Policy.
Privacy Policy
This policy describes what NJLIN collects when you use NJLIN, why, and your choices. We have written it to match what the product actually does.
1. What we collect
- Account: your email address (and, if you sign in with Google, your display name), via Firebase Authentication. We do not receive your Google password, and email sign-in uses one-time links rather than a password.
- Session: a signed, HTTP-only session cookie (7 days) so you stay signed in; a small amount of browser storage for preferences and unsynced saved items.
- Activity: the parcels you analyze, save, and recently viewed; the proposed use and inputs you enter; scores returned; and timestamps. Stored in Firestore under your account.
- Billing:your billing status, the parcels you have been charged for, your search count for the period, Stripe customer and subscription identifiers, and billing dates. Card details are entered on Stripe’s hosted checkout and never touch our servers.
- Product analytics: how visitors use the site — pages viewed, searches run, which parts of a report are opened, and steps toward creating an account — through our analytics provider, PostHog, including recordings of on-page activity (session replay) in which anything you type is hidden. Before you sign in this is tied to a random identifier in your browser; once you sign in, it is linked to your account email. We use it only to understand and improve NJLIN and do not sell it or use it for advertising.
- Free-search limit:to allow one free search per person, we record that a search was used against your IP address (for 14 days), a random identifier kept in a cookie and in your browser’s storage, a fingerprint of your browser’s configuration (for 30 days), and your account email if you are signed in. We store these only as one-way keyed hashes, never the raw values, and use them for nothing else. Our host’s bot-detection service (Vercel BotID) also inspects requests to the search to block automated traffic.
- Reports you send: the report text, category, the parcel it concerns (if any), the page URL, your browser version, and your account email, so we can reproduce and follow up.
- Early-access list:if you join the list on our home page, your email address, the role you optionally pick, how you reached the page (for example, a referral tag on the link), and your browser’s user agent. We use it only to contact you about NJLIN; email us to be removed at any time.
- Server logs: standard request logs (IP address, user agent, path, time) retained by our hosting provider for security and debugging.
We do not use advertising trackers or sell personal information.
2. How we use it
- to run NJLIN — sign you in, meter your allowance, show your saved parcels and history, and process payments;
- to validate and improve results — founders and administrators may look at individual evaluations to check the model, reproduce reported problems, and support you;
- to communicate about your account, billing, and material changes to these documents;
- to protect NJLIN — detect abuse, credential sharing, and scraping;
- in the future, to produce aggregated, de-identified analytics (for example, which towns or parcel types are most searched). We will never publish, sell, or share any individual member's searches, saved parcels, or criteria; any aggregate is designed so it cannot be traced back to you.
3. AI summaries
When you request an AI Parcel Summary, the parcel’s evaluation data (location, zoning, environmental and utility findings, scores) is sent to Anthropic’s API to generate the narrative. We do not send your name or email with that request. Anthropic processes it under its commercial API terms, which do not permit training on API inputs. Summaries are cached and shared across members for the same parcel and inputs so they do not need to be regenerated.
4. Who we share with
Service providers that process data on our behalf: Google / Firebase (authentication, database), Stripe (payments), Vercel (hosting and bot detection), PostHog (product analytics and session replay), Anthropic (AI summaries), GitHub (an administrator may file your report as an engineering ticket, including its text and parcel — not your email). We share information when required by law or to protect rights and safety, and in a merger or acquisition (your data stays under this policy or you are notified). No other sharing.
5. Retention
Account, activity and billing records are kept while your account exists and for a reasonable period after, for records, tax and dispute purposes. Reports are kept as an audit trail. Email us to request deletion of your account and activity; we will delete what we are not legally required to retain.
6. Your choices and rights
- Access, correct or delete your data, or export your saved parcels — email us.
- Sign out to end the session cookie; clear browser storage to remove local preferences.
- Stop billing from your Profile at any time.
- New Jersey residents have rights under the New Jersey Data Privacy Act; residents of other states may have similar rights. Email us to exercise them; we will not discriminate against you for doing so.
7. Security
Data is encrypted in transit; Firestore rules restrict every record to its owner (and administrators); payments are handled by Stripe. No system is perfectly secure; tell us at once if you suspect a problem.
8. Children
NJLIN is for adults and businesses. We do not knowingly collect information from anyone under 18.

Disclaimer
NJLIN provides preliminary development-screening information that must be independently verified. Every score, grade, map layer, measurement, permitted-use reading, bulk-standard value, utility indication, permit suggestion and AI-written summary is an automated interpretation of public data as we last obtained it. It is a starting point for your own diligence, not a conclusion.
Specifically
- Boundaries and acreage come from county tax parcel GIS, not a survey. They can be off by feet or more. Developable-upland figures are GIS overlays, not delineations.
- Wetlands, flood, T&E habitat, riparian, Pinelands, Highlands and CAFRA indications reflect NJDEP and regional-agency mapping. Regulated areas on the ground are established only by field delineation and agency determination (LOI, flood hazard verification, etc.). Absence of a mapped constraint is not proof of its absence.
- Zoning, permitted uses and bulk standards are our reading of municipal ordinances and GIS at a point in time. Ordinances are amended, overlays and redevelopment plans exist, and definitions are interpreted by each zoning officer and board. Only the municipality can tell you what applies to a parcel.
- Water and sewer“service area” means a mapped planning area, not a guaranteed connection, capacity, or willingness to serve. Confirm with the utility authority.
- Contamination, historic and cultural flags reflect listed sites and districts only; unlisted conditions exist.
- Permit and professional suggestions are rule-of-thumb prompts, not a determination that a permit is or is not required.
- AI summaries are generated by a language model from the data above and can misstate or over-generalize. Read the underlying data.
- Scores and gradesexpress our model’s weighting of the above. Two qualified professionals could reasonably disagree with it and with each other.
NJLIN is not a licensed surveyor, engineer, planner, attorney, appraiser or environmental consultant and does not practice those professions. Nothing here creates a professional-client relationship. If a result looks wrong, please Report an issue in the app so we can fix it — but do not rely on it, or on any NJLIN output, without independent verification.
